10 Reasons Why Your Home is Not Selling

Selling your home is an exciting project. You may list your home for sale and feel hopeful that you will sell it quickly, especially if your home is located in a desirable neighbourhood and you’ve done some fancy staging! But, a quick sale is not always the case. If months have flown by without a single offer, here are 10 possible reasons why.  

  1. You priced your home too high. If you did not get multiple seasoned professional realtors to evaluate your home, you may get into a situation where you overvalue your property.
  2. You did not create the best ad. So, you’ve listed on Gumtree but have had no bites? It may be time to re-evaluate your advert. If your ad includes a description with poor grammar and a lack of detail, and you failed to include photographs, it is time for an advert upgrade!
  3. You are home during showings. If you have an agent, have them handle showings for you. Standing around watching potential buyers view your home is very off-putting!
  4. You’re too attached to your home. You know you have too much of an emotional attachment to your home if you refuse to budge on the price. If you want to make a sale, you are going to need to be open to negotiation.
  5. You haven’t cleaned properly. Your best bet is to have your home professionally cleaned before every showing to ensure your home looks its absolute best for potential buyers. If your carpets are stained, be sure to get those professionally cleaned, too.
  6. You haven’t staged your home. If you are a self-proclaimed interior designer, you may be okay without staging. If you are like most of us and have toys everywhere and clutter galore, de-cluttering and having professional stagers come in will significantly help your chances of getting a sale.
  7. You have too many personal items for show. Potential buyers want to be able to picture themselves living in your home, so having multiple gallery walls full of family photographs may be off-putting.
  8. Your home improvements are not neutral enough. Your son may love his new batman mural on his bedroom wall, but that does not mean potential buyers will agree. Be sure to keep things looking as neutral as possible to appeal to a wider audience.
  9. Your home needs too many repairs. If your wallet can allow it, do as many home repairs as possible before listing your home. Potential buyers will not be pleased to walk into a home with mould, broken flooring, and windows that haven’t been replaced in 30 years.
  10. You chose the wrong agent. Having the right real estate agent is key, and perhaps the most important decision you will have to make during this entire process. If the one you chose is not working out, try another!
