10 Common Home-Selling Mistakes to Avoid

Congratulations, you’re selling your home! This is an exciting time, but feelings of overwhelm can take over quickly if you don’t tread carefully. Protect yourself by avoiding these 10 common home-buying mistakes.

  1. Not expecting hidden costs. Don’t let costs like agent commissions, closing costs, property transfer tax, staging costs, home inspection costs, home repairs, and moving expenses surprise you.
  2. Selling your home at the wrong time. If your property has gone down in value due to a dip in the market, you may end up owing more on your bond then you would receive in a sale. If this is the case, try to hold off on the sale.
  3. Pricing it incorrectly. If you price it too low, you could miss out on tens of thousands of Rands someone would have happily given you for your home. If you price it too high, you could be sitting on your listing for months on end waiting for a buyer. We recommend getting a professional assessment from a real estate agent (even if you are not using one for the sale), and comparing similar homes in your area on Gumtree.
  4. Hiding major repairs. If you think potential buyers won’t notice a roof leak or bug problem, you are wrong. Most smart buyers will request a home inspection before they close the deal, and hiding things they will eventually find could mean you miss out on a sale.
  5. Opting out of staging. Staging may not seem like a big deal, or something worth spending time and money on, but skimping out here can be detrimental. Potential buyers want to be able to picture themselves living in your space. If you have clutter, toys everywhere, or bland furniture with no real décor elements, it can put a sour taste in their mouths and offers will be lower.
  6. Not clearing clutter. It is hard to picture the real beauty of a space with clutter! Whether you opt for professional staging or not, clearing the clutter is an absolute must.
  7. Forgetting lighting. Bright, friendly looking rooms are attractive to potential buyers, so don’t forget to add lamps and new hanging lighting fixtures in any darker areas.
  8. Using bad photographs. When listing your property, the photographs are the first impression. Bright, clear photographs will do wonders in gaining attraction to your listing.
  9. Taking a low offer. An offer is not an offer. Just because someone likes your home, doesn’t mean their offer is a good reflection of its worth. Negotiate, negotiate, negotiate until you are happy!
  10. Not firing a bad agent. If you choose to have an agent list and show your property for you, you are now their boss. Agents are to be paid tens of thousands of rands once a sale goes through, so make sure you have an agent you are happy is doing the work that deserves the pay.
